New Mixed use facility



As an alternate design to a second piece of property along the coast the building at right was an attempt to provide color into a medium rise building without reducing the impact of building on nature. What this required was a change in the glass system in different areas which would allow for more heat rejecting thin film q3 and q4 layer to remove heat and admit light and still utilizing the light shelves on all floors. The inside was less constricted in form than the exterior. The heliostat controlled light atrium penetrates the entire height of the building. Water is recycled and adds to the low carbon footprint. Also, the openness of each floor to the atrium adds regenerative nature of the environment. The exterior of this building is a double skinned building on all floors.
